The project envisions the construction of a residential complex consisting of two high-rise residential towers and an office building. Building 1 is designed to be 47 stories high, while Building 2 will be 44 stories high. The residential towers are connected by a common stylobate, which houses commercial space. Part of the stylobate is two stories high, creating a distinctive accent on the corner site. The complex also includes an 11-story office building, Building 3, compositionally linked to the residential buildings.
A pedestrian boulevard will be formed between the residential and office sections, providing comfortable transit for residents and visitors. Adjacent to the office, a public space with a fountain will be located under a large canopy, creating a socially active urban area.
The complex's spatial design is being developed taking into account the context of the surrounding development. The lower levels of the towers are aligned in height with the nine-story section of Lot No. 30, creating a large-scale dialogue with the neighboring buildings.
The office section is offset from the residential buildings and matches the five-tier composition of Lot 18-19-27. The vertical division of Building No. 2 aligns with the height of the adjacent theater. As a result, the complex's volume takes on a sculptural character, harmoniously integrated into the urban rhythm of the district.
The complex's façade concept is based on a visual connection with Varvara Stepanova Street. Avant-garde textile patterns created by Varvara Stepanova and Lyubov Popova served as inspiration. These patterns formed the basis for the geometric techniques of the façade solutions. The use of glass fiber reinforced concrete and aluminum will make the architectural elements of the façades flexible and easy to perceive.
Building 1 features a large façade pattern uniting four windows into a single composition. Fiber-reinforced concrete panels with a diagonal pattern are used, creating an expressive and rhythmic structure.
Building 2 features a more finely divided façade, created from a combination of three-dimensional
faceted metal elements framed by horizontal and vertical fiber-reinforced concrete bands. The play of light and shadow creates a shimmering effect and depth
of the surface.
Building 3 is designed in a more experimental style. The façade is designed with structural glazing, over which is a second curtain wall decorative layer—a graphic pattern assembled from metal slats with inserts of round perforated metal elements.
