Status: Concept

Client: JSC IK Severnaya Zvezda

The site is planned to be developed in four phases. The first phase of construction is a 24-story building near the Krasnobogatyrsky Bridge, located within subzone 1. This building was previously built on the site and integrated into the current concept.

The urban development proposal is formed around four preserved buildings:
· The main building of the Krasny Bogatyr factory, built in 1911, designed by Gustav Gelrich, a renowned master of Moscow Art Nouveau;
· A one-story extension to the main building, designed by Gustav Gelrich, built in 1911;
· The constructivist fire station building, designed by Alexander Kurovsky, built in 1933;
· The textured 4-story boiler house, built in 1946;

The project envisions a picturesque, permeable development with varying heights from 7 to 35 stories. The composition of volumes, consisting of closed blocks and towers of varying heights, creates a vibrant silhouette and creates public, semi-private, and private spaces between the buildings.
